Frisco HOA Rules and Your Garage Door

Why the HOA cares about your garage door

On a typical Frisco street, the garage door takes up more of the front of the house than anything except the roof. Master-planned communities were designed with that in mind, and their architectural guidelines usually treat the door as part of the streetscape. A large share of Frisco homes sit inside an HOA, and many of those inside a larger master association as well.

What usually needs approval, and what does not

Usually no approval needed

Repairs that leave the door looking the same: springs, cables, rollers, openers, sensors, weatherstripping, and replacing a damaged panel with an identical one.

Often needs approval

A new door in a different style, a different colour, adding or removing windows, switching from raised panels to carriage style, or real wood in a neighbourhood of painted steel.

Sometimes restricted

Some guidelines limit door colours to a palette that matches the house trim, specify that windows must be in the top section only, or require matching doors on all bays of a three-car garage.

How to avoid a violation letter

Read the architectural guidelines before choosing a door, not after. Submit the application with the manufacturer's brochure page, the exact style and colour name, and a photo of the house. Wait for written approval before placing the order. Most custom doors cannot be returned, and an HOA that rejects a door after it is installed can require you to change it at your cost. Garage door companies that work in Frisco regularly will often help with the paperwork, because they see the same associations every week.

Leaving the door open

Some Frisco HOAs also have rules about garage doors being left open for long periods, and about what can be stored visibly. If your door is stuck open because of a broken spring or cable, that is a reason to get it fixed promptly, and most associations are reasonable about a repair in progress if you tell them.

Door stuck open, or planning a replacement? Call, and a local company will sort the repair or price the new door so you can take it to the HOA.

Common questions

Do I need HOA approval to replace my garage door in Frisco?

If the new door looks different from the old one, very often yes. A like-for-like replacement may not need it, but check your guidelines.

Does my HOA care about a spring repair?

No. Repairs that do not change the look of the door are not an HOA matter.

Can the HOA make me replace a door I already installed?

Under many deed restrictions, yes, if it was required to be approved and was not. That is why approval comes before the order.
